Facade Access & Fall Protection Systems for Suspended Work
window washing & facade access systems
Safe facade access requires more than standard fall protection. Window washing, suspended platforms, and rope descent systems must meet IWCA and ANSI requirements specific to suspended access and building maintenance, not just general fall arrest standards.
At Haven Fall Protection, we design, engineer, install, and inspect facade access anchor systems that meet International Window Cleaning Association (IWCA) guidance and applicable ANSI standards for suspended access equipment.
why facade access anchors are different
A common misconception is that any roof anchor rated for fall protection can be used for window washing. That is incorrect.
Facade Access anchors must meet IWCA and ANSI Standards, rather than general Fall protection standards.
Different from standard Fall Protection anchors
- Fall arrest anchors are designed primarily for worker fall protection.
- Facade access anchors must support suspended loads from descent equipment or powered platforms.
Dual anchorage requirement
Each location requires:
- A primary descent anchor
- A secondary (backup) fall protection anchorage
- These anchors must be independent and properly spaced.
Load Requirements
- Anchors must be engineered to support suspended worker loads per ANSI/IWCA standards.
- Structural verification is required — not just roof membrane attachment.
inspection frequency
- Required inspection every 6 months
- This is more frequent than standard annual fall protection inspections.
applicable standards and regulations
Facade access systems must comply with:
- ANSI standards for suspended access and rope descent systems
- IWCA guidance for window cleaning anchor systems
- OSHA regulations applicable to rope descent and suspended work
Compliance typically aligns with OSHA 29 CFR 1910 Subpart D for general industry walking-working surfaces and rope descent systems.
